How is Depreciation Calculated in a Home Insurance Claim?

You may not be aware, but depreciation plays a very large role in the calculation of a home insurance claim. It is important for homeowners to be aware of who determines the calculations of depreciation and what method, exactly, is used in determining that rate of depreciation. With any home insurance policy, you should be aware of this information.

The entity responsible for determining the depreciation is ultimately the insurance company. Your insurance company will decide the amount of depreciation and will subtract that amount from the cost of your property. The rate will stand as they decide unless you challenge their calculations. Some homeowners do challenge their insurance companies when they make an insurance claim.

The way in which these rates are determined is through published depreciation tables. These tables list the useful life and depreciation of a wide variety of properties. Such depreciation tables can be accessed through your home insurance company or may even be found online. More often than not, home insurance adjusters and their claims departments; also have computer software that has the insurance depreciation tables factored in. Such software makes figuring depreciation very easy and almost error free. The insurance adjuster simply fills in the type of property, its condition and its age and the software figures the depreciation automatically.

One very dangerous, but frequent way that depreciation is calculated is when the insurance adjuster makes a guess. Often, insurance adjusters will make a guess based on their past experience. Sometimes, their guesses are correct but many times, they are not. If you think that your home insurance adjuster may be guessing at depreciation calculations when you file a claim, definitely do your homework.

Before making a home insurance claim, it is best to have a full understanding of what type of coverage you have. A standard home insurance plan will cover dwelling loss as well as contents (personal property) loss. It is very important to ensure that your home insurance plan also has coverage for the value of the contents of your home. How To Pick The Best Home Insurance Company

Home insurance is a must, but there are a lot of options to choose from, just like in auto insurance. There are four main categories in home insurance: Structure of the house, personal assets, liability, and off-premises living expenses.

House Structure Coverage

Coverage for the structure of your home should anything happen is a must, but it is up to you how well covered you want to be. There is an option called extended-replacement value coverage which will replace your actual house 100% as opposed to a much lower percentage. Plus, an additional percentage is added for the event that the house would have to be re-built to help defray the costs of the current housing market prices. If you decide not to get the extended-replacement option, it is especially important that you take into account inflation in the housing market each time you renew your coverage amount, and any remodeling improvements you make to the house should be taken into account also when renewing coverage amounts.

Personal Assets Coverage

There is also an extended-replacement value coverage option for your assets as well. Basically, your assets can be defined as anything in the house that is non structural. Many people grossly underestimate what everything in their house would cost if it all had to be replaced. Therefore, it is suggested as good advice to literally take an inventory of everything in your house to get at least a rough estimate of what the cost would be to replace it all. If you had to replace it all, keep in mind however, that it would all be replaced with the new versions of what you currently own. Therefore, the cost to replace everything would be (most likely) much greater than their present worth. Also, be sure to know the time-frame for replacing your items, if any. And, when they would actually help pay, before or after the fact? Many insurance companies prefer to reimburse receipts as opposed to giving the money upfront. Would that work for you in a worst case scenario? Something to make note of when choosing insurance companies.

Floaters (also known as endorsements)

Floaters can be thought of as a way of floating more coverage over to your more valuable items. Coverage amounts are meant for insuring basic household items and so therefore, will be insufficient as a means for extravagant coverage on a particular item(s). That is when floaters come into play. You can purchase floater insurance for those items that are extremely valuable in price for sufficient coverage if anything should happen to them, even if they are lost.

Liability Coverage

Obviously, the more coverage you have for liability, the better. Liability costs has the potential to be more than anyone's wildest imagination, and therefore, the better protected you are, the better off you will be should a worst case scenario occur. Liability coverage will cover you for damage done to others and their property, which can get very expensive, especially if they take you to court. It will also, therefore, pay the court fees and whatever the judge makes you dish out at the end of the day for damage costs. If you have pets that like to get out and cause damage, beware! You may want to up your liability coverage even more!

Coverage For Off-Premises Living

If a natural disaster causes your home to be unlivable for a while, you would have to live and eat elsewhere for who knows how long. Coverage for off-premises living would cover basic living costs during the time that you are unable to live in your own home. This is especially important to have if you live in a high risk area for natural disasters to occur. Make sure you know which natural disasters your insurance covers you for! Don't assume it will be for all and any that occur. For example, most insurance companies do not cover for floods and earthquakes by default. You must pay extra coverage for them specifically if you want coverage for it.

Know What Your Coverages Contain

Coverages for each insurance company will be similar but the details will be different. For example, if you lose your purse at the store (that contained a lot of money) and you were unable to retrieve it, would your insurance cover it under your personal assets? A lot of homeowners insurance companies would because they cover all your assets, whether you keep them hidden or take them out with you, they are usually covered just the same. Many people horribly underestimate what their homeowners insurance company can and will do for them. So, it is good to know the details of the coverages as well as what they cover. What is the list of natural disasters? If a tree fell through your roof would you have coverage for that? Also, what is defined as "your house-structure"? If your unattached garage burned down to a stubble would you have coverage for that? The more you know about your coverages the better.

How Can I Save On My Homeowners Insurance?

Just like with auto insurance, the higher your deductible is (the amount you must pay before your insurance will help out), the lower your premiums will be (your monthly payment), which can save you a bundle of money. So, the highest amount you are willing to pay out of pocket for if anything happens should be your deductible. And, if you use a homeowners insurance company that also covers your auto insurance as well, chances are you will get the bulk, discounted rate.

Meeting Safety Standards

Fixing up the house to meet insurance standards will also decrease your monthly payments with most insurers. It is a good idea to have their check-off list, such as the certain kinds of alarms and locks needed. How Do I Get My Insurance Check Endorsed by My Mortgage Company? An Insider's Guide

A loss to your property, to say the least, is a complicated, time consuming process. Getting that insurance check (also called a Loss Draft) is often only half the battle. If you have a mortgage, your mortgage servicing company as well as the entities that invest in your loan (such as Fannie Mae and Freddie Mac) all have a say in how, when, and if they will agree to either place their endorsement on your check, or hold your check and disburse funds to you and your contractor to begin the needed repair work.

What do you mean they can hold my check? Why is it my mortgage company's business?

When you signed the paperwork for your mortgage, there was undoubtedly a clause which required property insurance be kept in force on the property at all times, at the amounts demanded by the lender. If you don't abide, the mortgage company will purchase and charge you for lender-placed insurance.  You also agreed to report property losses to your insurance and mortgage company, and gave your lender the right to determine how, when and even if your check is released so you can repair your property. They of course will insist you repair your property rather than spend the money on other purposes.  Your insurance policy includes a loss payee, or mortgagee clause, which states how insurance proceeds which affect the dwelling and the lender's interest in the property will be paid.  Because your check will be made payable to all parties taking out the mortgage, as well as the mortgage company, the mortgage company will need to sign the check. Depending on the amount of loss you have sustained, there are several scenarios that come into play.

My loan is current and the check is for only a few thousand dollars. What now?

Typically and depending on the mortgage company, if the investor limit (the amount in which the investors in your loan determines that it will endorse and release the check).is below 10-15000 and the loan is current, the mortgage company will just sign and release the check. If your mortgage company is a bank which has branch locations, you may be able to take it to the bank. All parties to the check will have to sign, and typically the homeowner will need to be present, armed with a copy of the insurance adjustor's report or worksheet.  If there are no branch locations in your area, you will have to send the check and adjustor's report to your mortgage company (often, in reality, a company your mortgage services subcontracts with).and they will mail the check back to you. If you want the check sent back by overnight mail, you will more than likely have to provide a return overnight envelope.  Pay your contractors, and you'll be on your merry way.

I just got off the phone with my mortgage company and they said mine is a "monitored claim". What's that? Why can't I get my check signed?

When a mortgage company monitors a claim, it is because the amount of the loss, as determined by the Actual Cash Value on the adjustor's worksheet is above the limit in which the investor will sign off on the check without verifying that the work is being done to the lender's satisfaction. A mortgage company may also monitor the claim if the loan is in default. (It is amazing how many people I have dealt with whose loans are deeply into default or foreclosure who are very upset that their check won't be immediately released). In most cases, the lender will require that the check be signed and sent into them, and they in turn will send payment to the contractor(s) in thirds. A typical schedule might be 1/3 at the beginning of the claim as a down payment to the contractor, 1/3 after a 50% inspection and the final third after a 100% inspection is completed to the satisfaction of the mortgage company.  If you have the ability to be your own general contractor, you may be permitted to self-contract, but you will be have to be responsible for turning in paid receipts.  You may need the following documents from your contractor(s), some of which will be supplied by the mortgage company.


Insurance adjustor's worksheet or summary
IRS Form W-9 or a substitute provided by the lender. Your contractor fills out this form with a tax ID or Social Security number. This is so the lender can establish an account for the contractor to send checks to, and tax forms at the end of the year. A physical, not a post office box, address must be on the document.
Conditional Waiver of Lien-Neither you nor the lender wants a contractor placing a lien on your house after the work is complete, saying that they are owed more money than the original contact stated.  The Conditional Waiver of Lien normally must match the amount on the contract that the contractor has with you as the homeowner
Signed contract between you and the contractor.  Again, the contract amount must match the conditional waiver of lien.
Certificate of Completion. Some mortgage companies require a form signed by all homeowners stating that the work is completed to the homeowners' satisfaction.

When do I get my first check?

If all the forms are filled out correctly, the Is are dotted and the Ts are crossed, once the lender verifies the contractor is who he or she says they are, you may receive a check, made out to yourself, any co-borrowers, and the contractor within about two weeks.  In my experience, it is best to check in with your lender's Loss Draft department by phone every two days.  Your contractor will only be able to receive information from the lender if you authorize it in writing, so bear that in mind if you want the contractor to oversee the claim.and make inspection requests.

My contractor demands more that a third down? What do I do? 

Depending on the mortgage company and the status of your loan, your lender may have a procedure in place to have management review situations like this as an "exception". The better shape your loan is in, the better your chances of getting it approved. 

I've done everything they asked, and I can't get my checks.

Loss Draft departments are very much overworked, and it may just take persistence from the beginning to end of the process. Don't just assume that if you sent or faxed documents in that they have them, they all were correct and money will be on its way. Leave nothing to chance!  ALWAYS follow up!

What if I have a first and second mortgage?

Usually the first mortgage holder will demand that all other parties sign off on the check before it is submitted to the first mortgagee. Occasionally a second mortgagee may require documents from the first mortgagee stating that the first mortgagee will be monitoring the claim.

There are a lot of variables and situations that I can't cover here, but it is my hope that should the unfortunate occur, you'll be at least one step ahead of the game and be on the way to having your repairs completed and back into your home just a little more quickly.

CUNA's accidental death benefit rider allows an additional payout if the insured dies from an accidental bodily injury. The amounts vary in accordance with the age of the insured and will max out at 150,000. This rider is not available for any insured over the age of seventy.

The guaranteed insurability rider offered by CUNA provides that the insured will be eligible to purchase additional insurance benefits on specified anniversary dates, without providing proof of insurability up to the age of thirty-seven. To exercise the benefits provided by this option the insured must have also purchased a waiver of premium rider.

CUNA life insurance's children's rider insures the lives of the policy holder's children up to the age of twenty-three. To obtain this rider the parent cannot be over the age of fifty, and the covered child cannot have reached the age of seventeen. The maximum benefit payable under this rider would be ten thousand dollars. When the insured child reaches the age of 23 the rider will convert to a permanent life insurance policy and no proof of insurability will be required by the child. In the event that the parent dies before the child reaches the age of 23, then the rider will convert to a paid in full term policy that will remain in effect until the child reaches the age of 23.

Unlike their term insurance offerings, CUNA's whole life insurance will cover you until you reach the age of 100. At this point the entire face amount of the policy would be paid to the insured. Death benefits are paid to the named beneficiary in the event of the insured's death. Your premium amounts will remain level for the policy's lifetime. CUNA Term Life Insurance

CUNA also provides term insurance to cover your family for a specified period of time only. There is no accumulation of cash value, however all death benefits are tax free. CUNA's term insurance is designed to offer protection of your family's assets at the various stages of your life. These policies are usually purchased during the times that children are in college, when new mortgages are assumed, or during any time when your family faces a large amount of debt in the event of your death.

CUNA offers term policies in for level premium terms of 10, 15, 20 or 30 years. Level premium means that your premiums will remain the same for the life of the policy. The minimum amount of coverage available is 25,000 and the maximum amount is one million. CUNA will allow these policies to convert over to permanent life insurance policies as long as the conversion is done before the end of the term or before the insured reaches the age of seventy.
